Pride in our management capabilities… because we spend considerable effort in maintaining a high degree of professionalism in our development and property operations. Pride in our design and construction skills… because we know that we build “homes” for people not just apartments and condominiums. Pride in our financial strength and financial track record… because of this strength we can quickly move to purchase properties that others cannot.
STABILITY – Stability in our philosophy of our property management… because we would rather keep an existing resident happy than go look for a new resident. Stability in our philosophy of ownership… because we are long term owners, we need to run our properties knowing that we will own them through market cycles, wear and tear, and obsolescence. Stability in our philosophy of employment… because we really don’t manage property, we manage people. Stability in our philosophy of financial responsibility… because we are fiscally responsible and do not overburden our properties with debt, we establish reserves for future improvements, and we understand that investing monies in our properties today will help insure their viability tomorrow. Stability in our philosophy of building…because we intend to stay here and remain proud of our accomplishments for many years.
VALUE – Value to our residents and to our home owners is a mainstay of our development and management philosophy. We carefully and continuously research markets to ensure that our pricing, both rental and sales, is value driven. We don’t price our products at the top of any market, but we don’t want to be at the bottom either… we want a reasonable price for a product that will reflect the care that we take with all our properties.
Value also to our principals and investors… we acquire properties in which we can create value through our construction, rehabbing, repositioning, financial and management skills. We appropriately establish value added opportunities on the “buy side”.
INTEGRITY – We have built our 30 year reputation by living up to our agreements. We have yet to fail to close a purchase of a property that has survived our due diligence period. We honor our commitments to our residents, our employees, our vendors, our contractors, our lenders, our brokers, our partners, and ourselves.
